Becoming, or staying emotionally involved, in the home selling process is the #4 mistake.
You must realize you are selling a piece of property, not your home. You have to step back and look at it as a commodity. Your "Home" is not what you are selling. Your home is where you are going to live after you have sold this piece of real estate.

Over improving or under improving for the neighborhood is the #5 mistake quite a few real estate sellers make.
Spending too much on improvements will not necessarily reflect in a dollar for dollar increase in the sale price of your house. Yes, it will probably increase the "saleability factor" but you won't recoup your investment.
There are really only two remodeling projects which real estate sellers usually get their money back from (or more), and that is the bathroom and kitchen
BE CAREFUL HERE, NOT improving to bring your house up to the level of the other homes in the immediate area could cost you more in a lower sale price than the actual expense of the improvement.

If a buyer or RealtorŪ thinks you are hiding something, your house will prove very difficult to sell!
