WARNING! Before you apply for a real estate loan, READ the page on CREDIT

If you get turned down for a real estate loan, don't give up, shop around!
Down Payments: Your down payment can range from the traditional 20% to little or no down payment.
It all depends on your credit score and what kind of debt you are willing to take on.
Mortgage Brokers: Be careful! There are some excellent brokers and some who are not so good out there.
A broker is a good way to go if you have any issues like CREDIT or down payment.
A mortgage broker can also shop around for you to find the best rate and loan for your circumstances.

I am recommending them from personal experience, having used them for many clients (and myself), and never having lost a sale because the real estate buyer could not get financed! (I use a form to protect your identity and so sp*mmers can't capture email addresses).


Banks, Savings and Loan: If you have an account, check them out as a good source.
Getting a home loan from your own bank could be right for you, after all, you have established a relationship already. Sometimes though, Banks can be a little harder and more complex to deal with than Mortgage Brokers.
Credit Unions: Nowadays, almost anyone can join a credit union, based on such things as where you live, what type of work you do etc.
Home loans from Credit Unions may be a little easier to get than through banks, as their approval process and interest rates are set up for the benefit of their members.
Online Lenders: This is becoming a common way to shop for a real estate loan if your situation doesn't require any in person contact.
Don't apply online if you have complicated issues or it will not fly!
Some online companies are direct lenders, some are "loan shoppers" who will get you quotes on home loans from several lenders depending on your circumstances, and some do both.
DO NOT SUBMIT MULTIPLE APPLICATIONS EXCEPT WITHIN A VERY SHORT PERIOD OF TIME! Otherwise, this will negatively impact your credit score!
It's O.K. to shop for mortgages to get the best terms, but DO NOT let them run your credit unless you are "shopping" within a very short timeframe! For more information on this please see the info on home loans and credit
