If I Don't LIST my Real Estate and Go FSBO, Will They Still Come?

Yes! If you do FSBO Right!

This is the one real estate subject that I have thought a great deal about in my 20+ year career.

I could write a Book about it!

I will give you as much info as possible on this page, but space does not permit me to cover this Real Estate Agent "taboo" as fully as I would like.

Some agents already don't like the inside secrets I have been exposing on this website, so what's a few more emails?



If you decide to work without an agent and go fsbo, then you need to line up some people to help you achieve the sale and get it through ESCROW and closed.



First of all, when you go fsbo, you need to decide how to price your house.

You can go to the County Tax Assessor and look at the price similar homes have recently sold for in your neighborhood.

You can look at the listing price of homes already on the market that match yours closely.
Don't forget, these are listing prices (hoped for prices), not sold prices and some are unrealistic.

You can get an online appraisal which will give you a fairly accurate idea of pricing.

Or you can get a full blown PROFESSIONAL APPRAISAL and market your house accordingly:

One thing NOT to do is have an agent come by to give you a Free Market Analysis.
Unless you have the intention of eventually listing with that agent, it is not right to take up someone's valuable time for nothing.

Note that I am using real estate and house to describe your home. You have to get emotionally detached or you will be making a major mistake.



After you have decided on the price of your real estate, you will have to get a LENDER who would be willing to prequalify your potential fsbo buyers, just tell them you are going it alone.
They will probably do this for free as it gives them the chance to supply the loan.

You MUST do this right away as you don't want your house tied up in a contract where the buyer can't get approved for the loan!

Remember it takes agreement from BOTH parties to void a contract without going through costly litigation.

Make sure you do this to avoid situations like the one above!


The next item on your agenda is to line up a Title Insurance Company.

You will find that a lot of Title Insurance Companies also have an Escrow Division.

This will take care of another part of your team.



The last member you will need on your side in some States is a real estate Attorney/Closing agent.

We don't use these in Southern California as the closing is handled by the Escrow Company.



By now you have your apples all in a row, so you need to get ready for the market.

Examine your real estate through the eyes of a buyer.

What needs to be done?

Does it need paint?

Do you have stuff that needs fixing?

You may want to get a professional Home Inspection to see what the buyer's inspector will find and take care of it before it becomes a negotiating point.

It wouuld also be a good idea to purchase a book on Home Staging




Now that you are all set for your first buyer, how do you get the word out?

Get a sign out in your yard, the bigger the better. (Click on the Sign)


Print Flyers and put them out with the sign.

Post flyers on the bulletin board at your local supermarket.

Advertise inexpensively in you local paper, the one where you see all the real estate ads, there should be a fsbo section.





Advertise on the internet and make sure there are clear directions to your house as the potential buyers will not likely have an agent to guide them.

Hold Open House but not too often as it will tire you out and the house becomes "shopworn"
